Why would you want to unroot just to flash this? Just flash the rooted version of this latest update and you should be good to go.

I can almost guarantee i know what the problem is, though. He's probably using clockworkmod or Amon Ra recovery. In order to flash an official update, you MUST use the stock recovery image otherwise you'll get a package fail or some other type of error. You can find the stock recovery PC36img Zip on XDA.

Install PC36IMG.ZIP stock recovery
Flash official Update.zip
re-flash custom recovery
????
